A business calls us for the same reason a homeowner does. There is a pile, and somebody has a deadline. The difference is the deadline usually has a lease attached to it, and the pile is four desks, a copier, and a filing cabinet nobody has opened since 2019.
We are a small owner-operator crew out of Billerica. Not a franchise, not a national brand with a call center in another state. You text photos of the space and your town, I read them, and I write back one flat price within 24 hours. Same phone number every time.
Commercial work is the same job with a worse parking situation
The stuff is not exotic. An office chair weighs what an office chair weighs. What changes is the access, the hours, and who has to sign off before we can back the trailer up to the door.
If your job is one office suite, the office cleanout guide goes deeper on desks, cubicle panels, and e-waste. This page is the wider version of the same work.
The jobs we see most across the 16 towns:
- Offices downsizing or closing — desks, task chairs, cubicle panels, filing cabinets, a printer the size of a dishwasher
- Retail backrooms and remodels — gondola shelving, display racks, fixtures, mannequins, broken pallets
- Contractor debris — drywall, trim, torn-out cabinets, old flooring, bathroom fixtures
- Property manager turnovers — whatever the last tenant left behind on the way out
- Warehouse and storage clear-outs — pallets, dead stock, light racking, packaging
The price does not go up because there is a business name on the lease
We price by volume. That means how much space the load takes in the trailer, not how many hours the crew is standing in your suite. A few chairs and a desk is $90. A truck load is $250. A half trailer is $425. A full trailer is $650. Those numbers cover labor, loading, hauling, and disposal.
Weight adjusts the base. Light loads run 0.9x, standard 1.0x, heavy 1.2x, and very heavy 1.45x. A trailer of cubicle panels is light. A trailer of tile, plaster, and old countertop is very heavy. Access adjusts it too: one flight of stairs adds $40, two or more flights adds $80, and a genuinely difficult carry adds $120. Past eight items we add $4 per item.
Quotes carry roughly plus or minus 15 percent until we see the job in person. I say that in writing every time. A number that firms up is better than a number that surprises you when the trailer is already at the loading door.
| Typical commercial job | Volume | Flat price |
|---|---|---|
| A desk and two chairs from one suite | 1–2 items | $90 |
| Small office, one room of furniture | Truck load | $250 |
| Retail backroom or 4-desk office | Half trailer | $425 |
| Full office suite, remodel debris, warehouse clear-out | Full trailer | $650 |
An hourly crew in a commercial space is the worst version of hourly
Hourly haulers are paid to be slow, and an office is where that pays best. There is always one more closet, one more stack of banker boxes, one more thing to carry one at a time. We charge $250 for a truck load whether the crew is there for one hour or three. A slow afternoon costs us, not you.
The other game is the walkthrough. Somebody in a polo shirt tours your suite, frowns at the copier, and finds reasons the number should climb. You do not need that meeting. Send five photos and your town and skip it.
If you want the full pricing breakdown by volume, weight, and access, it is all in the junk removal pricing guide.
We can work before you open or after you close
We run Monday through Saturday, 07:00 to 19:00. Sunday we are closed. That covers most of what a business actually needs, which is usually a crew that is gone before customers arrive or one that comes in after the last employee leaves.
A 07:00 start in a retail space means the floor is clear by opening. An 18:00 start in an office means nobody is trying to work through the noise of a filing cabinet going down a hallway. Saturdays are the easiest day for tenant turnovers, because the building is quiet and the elevator is free.
You pick a two-hour arrival window and we confirm a precise ETA the morning of. Most jobs book within 24 to 48 hours. Same-day is often available in Billerica and the towns next to it. If the building needs the loading dock reserved or somebody with a key to let us in, say so when you send the photos, so the crew is not standing in a lobby waiting on a phone call.
Contractor crews get a standing pickup instead of a quote every week
If you are running a job site for a few weeks, you do not want to negotiate a price every Friday. Tell us the day and roughly the load size and we will put you on a repeat run. Text a photo the night before if the pile is bigger than usual and we will adjust the number before we roll.
Each visit is priced on its own volume. A light Friday is a truck load at $250. A heavy one after demo week is a full trailer at $650 with the heavy multiplier on top. No contract, no monthly minimum, no fee for a week you skip.
For the mechanics of what a demo pile actually costs to haul, the construction debris removal guide has the weight math. Concrete, tile, and plaster are where the multiplier does most of its work.
If your building requires a certificate of insurance, hire someone else
Statement Junk Removal is not insured. I am not going to soften that. If your property manager, landlord, or general contractor requires a certificate of insurance naming them as additional insured before a vendor sets foot on site, we cannot meet that requirement. Go hire a company that can, and do not let any hauler talk you around the paperwork.
That rules us out of a lot of work, and I would rather lose it here than at the front desk on the morning of the job. Large managed office buildings usually require a COI. So do hospital and lab sites, most general-contractor jobs, and plenty of retail chains where corporate requires a certificate from every vendor. If you are not sure, ask your building manager before you book anyone. It is a one-email question.
What we do have is smaller and less impressive on paper: locally owned, one crew, the owner reading your photos, payment after the job only when you are happy, and 5.0 stars from 5 reviews since we started in 2026. For a small suite, a standalone storefront, an owner-occupied building, or a job site where the GC does not require certificates, that is usually enough. For anything else, get the paper.
What we turn down, and where the rest of it goes
We cannot take wet paint, asbestos, chemicals, medical waste, or propane tanks. Those need a licensed specialist and a manifest, not a trailer. A dental or medical office can still hire us for the waiting room furniture and the file cabinets, but the sharps and the regulated waste are somebody else's job.
Everything else is fair game. Furniture, appliances, electronics, fixtures, construction debris, yard waste from a commercial property.
Usable office furniture gets donated locally through Goodwill, Savers, and Habitat ReStore. Metal and electronics go to licensed recyclers. Only true waste heads to the transfer station. Massachusetts also bans a list of materials from ordinary disposal, and a commercial remodel hits several of them at once, so the sorting is not optional even when it would be faster to skip it.
When you should not call us
If your building requires a certificate of insurance, we are out. That is the first and biggest one, and it is covered above.
If you have a loading dock, a box truck, and an employee with a slow Tuesday, a transfer-station run beats our $250. Most towns near us charge a per-visit fee well under that. Do the run yourself and put the difference somewhere useful.
If you are generating debris continuously for three weeks or more, rent a roll-off dumpster instead. Per yard, a container that sits on site beats repeat trailer loads once the volume gets big enough. We compare the two honestly in the junk removal versus dumpster rental post, including the cases where the dumpster wins.
If the load is mostly working office furniture in good shape, call a used office furniture dealer first. Some of them will take a suite of matching desks and chairs for free, because they can resell it. That is money we would be charging you to move.
Get a flat price for the space
Text photos of the space and your town to (978) 330-8980, or email quotes@statementjunkremoval.com. One flat price back within 24 hours, from me, not a dispatch queue. If a roll-off or your own box truck is cheaper, I will tell you that instead.
